Simply go to the Contact/Get Started page on this website or contact me directly - phone or email - and I will send you a secure submission link to provide your transaction details. Once I receive the submission, I'll open your file, review the documents, confirm deadlines, submit to compliance, and send out initial emails.
It's quick, simple, and stress-free.
Absolutely! Whether you're working on a listing or already under contract, I can step in and support you through the entire process. Just reach out anytime, and I'll help keep everything organized, compliant, on track, and moving smoothly to closing.
Agents often bring me in mid-transaction when things feel overwhelming or deadlines are approaching.
Unfortunately, some deals fall through. If a transaction is canceled by a Release and Cancellation signed by both the Buyer and Seller and the property does not close, there is no fee due for standard transaction coordination.
The only exception: if any additional services were requested or completed before cancellation, the agent is responsible for the outstanding balance for those additional services.
My goal is to support you - not add stress when a deal doesn't go as planned.
No, I don't charge a cancellation fee if the transaction is terminated or cancelled by the Buyer and Seller. If the agent terminates my services during a "pending" transaction or a change in license status, agent will be charged a cancellation fee.
I believe in keeping this process simple, fair, and agent-friendly.
I offer listing support from pre-listing through contract-to-close.
MLS-related support is available when we’re affiliated with the same brokerage, as Florida MLS rules require.
Yes.
I track required documents, follow your brokerage guidelines, and notify you of anything that needs attention.
I can communicate with buyers, sellers, title companies, lenders, and closing agents — or I can remain behind the scenes if you prefer to stay the primary point of contact.
No - I support all agents across Florida, regardless of brokerage.
My standard transaction coordination fee is paid after closing, usually through your CDA/commission disbursement or you can pay me directly. There are no upfront costs for standard transaction coordination fee, and I only get paid when you do.
Additional services are payable in full, are not contingent on the status of the transaction, and are non-refundable.
I offer flexible availability to accommodate busy agents, including evenings and weekends as needed. Communication remains consistent throughout the transaction.
Can you just review my file without managing the entire transaction to make sure it is compliant?
Yes! I offer a variety of additional services that include Compliance Review. Just know, the fee for any additional service requires payment in full at time of hire, is not contingent on the status of the transaction, and is non-refundable. My services are designed to meet all agents' needs.
Can I send you a contract after hours?
Yes. You can send a contract anytime. I will confirm receipt and begin processing as soon as possible based on availabilty or rush service request.
Do you work with both new and experienced agents?
Absolutely. I support brand-new agents, seasoned professionals, and everyone in between. Whether you need full guidance or streamlined coordination, I adapt to your workflow and needs.
