One of the most defining moments early in my career came with our very first listing — and it’s one I’ll never forget.
The home went under contract, everything was moving forward, and then… the seller passed away.
At that point, most agents would understandably start to panic. Would the deal fall through? Would the probate process need to be started? How long would this delay the closing?
Fortunately, the seller had an enhanced life estate deed in place — a lesser-known estate planning tool that allows property to pass directly to a beneficiary upon death, without going through probate. For most, this might’ve been just another confusing document. But I immediately recognized its significance and knew that the transaction could proceed with closing without the delays and costs of probate.
We coordinated closely with the cooperating agent, the title company, and the seller’s heirs to ensure every document was aligned and all parties understood how to move forward — with respect, care, and legal clarity.
The result?
The transaction closed on time — no delays, no panic, no missed steps.
